Land or early power signal? Use the separate powered-site path →
Share the opportunity, the capital question and the timing. The initial conversation helps clarify what further review may involve.
What are you trying to finance, where is the transaction, and when is capital needed?
Discuss the records available, known gaps and whether a deeper review makes sense.
Any further advisory work, document-sharing process, scope and applicable fees are agreed separately.
An initial inquiry or appointment is not a financing approval or a commitment to a full consulting engagement. Lenders and capital providers make their own decisions.
Data center construction financing, construction-to-permanent financing, campus expansion and project finance for qualified development opportunities.
Data center acquisition financing, refinancing, stabilized-asset financing and recapitalization for existing owners and investors.
Bridge financing, loan maturities, construction completion and rescue capital where the underlying project, sponsor and repayment path support a viable solution.
Private credit, structured capital, preferred equity and JV or infrastructure equity may complement senior debt, subject to the transaction and investor requirements.
GPU financing, equipment financing and compute infrastructure financing evaluated alongside equipment specifications, contracts, operating capability and cash flow.
International digital infrastructure financing considered in context of the jurisdiction, sponsor, project documentation, currency and repayment structure. Bilingual package support may help clarify the opportunity.
International financing support →No single structure fits every opportunity. Full project capitalization may be available for highly qualified projects through combinations of senior debt, private credit, equipment finance, structured capital, preferred equity, JV capital or other financing sources, subject to underwriting. This is not a universal 100% original-project-cost senior debt offering.
Developers, owners and operators, sponsors, investors, AI / compute companies, CRE and land brokers, capital advisors, CPAs and infrastructure professionals.
Bring a defined capital need, project stage, supporting evidence and a realistic timeline. State remaining gaps clearly.
Request capital reviewIntroduce a capital opportunity with the sponsor’s permission. Use the separate site intake for an early land or power signal.
Professional referral approach →Start with the asset type, location, development or operating stage, capital purpose and timing. Power qualifies first; the remaining factors are reviewed together before an opportunity is taken to capital sources.
Document available MW, utility commitments, interconnection status and the energization pathway. Proximity to a substation or transmission line does not establish available power.
Distinguish executed leases and binding commitments from reservations, LOIs, discussions and speculative capacity. Explain timing and customer credit support.
Establish development and operating experience, technical partners, decision authority and the sponsor’s contribution.
Review site control, zoning, permits, environmental constraints, fiber and water or cooling requirements.
Understand design, EPC or contractor capability, budget basis, contingency, procurement and commissioning schedules.
Define the cost, capital request, use of proceeds, committed sources, financial model and existing debt or maturity situation.
Explain repayment, permanent financing, stabilization or sale assumptions and what evidence supports the proposed takeout.
Initial intake is a readiness review, not a credit decision. Keep confidential underwriting files out of the initial form. ITM will agree on an appropriate document-sharing process if further review is warranted.
Where engaged, ITM helps define the request, organize sources and uses, project documentation and the sponsor narrative, identify readiness gaps and prepare an organized financing package. The scope may include capital strategy, lender matching, lender Q&A, term-sheet comparison and closing-process coordination.
Advisory scope and any applicable fees are agreed before engagement. A readiness review, package or payment does not guarantee lender acceptance, financing approval or closing.

Construction, acquisition, refinance, expansion, loan maturities, recapitalization, bridge and rescue situations. Early powered sites are reviewed through a separate origination path.
Our primary market for deep site intelligence, selective origination, financing and refinancing or recapitalization opportunities.
Northern Virginia is a major financing and refinancing / recapitalization focus. Atlanta / Georgia combines financing opportunities with selective site review.
Ohio combines financing with selective origination. Tennessee is an emerging market we watch for qualified opportunities.
Chicago, Phoenix, Oregon and the New York tri-state region are primarily financing and capital-event markets. Mexico / Querétaro is our first selective international expansion focus. Other markets may be considered selectively.
These are transaction and intelligence priorities. ITM is Miami-based; this market coverage does not represent local offices.
A powered-land signal is not automatically a financeable data center. Early site evaluation is distinct from financing.
Large or industrial parcels with credible power evidence, utility studies, large-load or interconnection activity, documented energization pathways and credible site control. Explain what is documented and what remains unknown.
Submit a powered-site signalNearby infrastructure alone does not establish capacity, timing, economic viability or a customer. Utility, site, sponsor and project diligence must support the next stage.
Regulated Texas real estate brokerage activity is handled through a properly licensed Texas brokerage partner where required.
Submit project context, power, customer / offtake, sponsor, site, construction, capital stack and exit information. Unknowns can be stated clearly.

Submit the project brief first, then choose a 30-minute strategy appointment. Confirm the time zone shown in the calendar and use the same email address for intake and booking. A discussion is not a lender-readiness determination.
Share site context, control, utility evidence, infrastructure and referral background. This starts site intelligence review, not lender submission.
