Define the request
What are you trying to finance, where is the transaction, and when is capital needed?
ITM Enterprise helps qualified international sponsors, property owners, developers and businesses organize commercial financing opportunities and present them clearly to appropriate capital sources. English and Spanish support can help the people and documents tell the same story.

Discuss the opportunity: (888) 501-5527 ↗
The first step is a brief summary. Do not upload private financial or legal documents before an appropriate sharing process is agreed.
Share the opportunity, the capital question and the timing. The initial conversation helps clarify what further review may involve.
What are you trying to finance, where is the transaction, and when is capital needed?
Discuss the records available, known gaps and whether a deeper review makes sense.
Any further advisory work, document-sharing process, scope and applicable fees are agreed separately.
An initial inquiry or appointment is not a financing approval or a commitment to a full consulting engagement. Lenders and capital providers make their own decisions.
For cross-border borrowers and the professionals helping them. We begin with the financing goal and the documents available, then agree on a sensible next step.
International property owners, developers, infrastructure sponsors, data center operators and foreign companies pursuing U.S. commercial capital.
Brokers, lenders, attorneys, CPAs and financial intermediaries handling a viable transaction with a language or documentation gap. Introductions should be made with the client's permission.
U.S. companies with qualifying international real estate, infrastructure or commercial projects that need capital strategy and organized cross-border materials.
Lenders and capital partners receiving foreign-language or incomplete files can refer a sponsor for a separate readiness and packaging discussion. The originating relationship stays identified.
Potential work includes international commercial real estate acquisitions and refinances, bridge or rescue financing, construction and completion, development, recapitalization, infrastructure, data centers and qualifying project finance. Each opportunity depends on its location, sponsor, asset and capital need.
Define the property, owner, use of funds, current debt, collateral, operating record and repayment plan for international real estate financing or a foreign investor's U.S. commercial property transaction.
Explore CRE financing ↗Help sponsors organize the project stage, contracts, approvals, sources and uses, capital stack and repayment strategy for selective international project finance.
Explore Capital Readiness Consulting →For qualified projects, translate the capital request alongside power evidence, customer commitments, sponsor capability, site control and construction readiness. A nearby substation does not prove available power.
Explore data center capital advisory →Where suitable, clarify business ownership, financial records, acquisition terms and use of proceeds. U.S. bank and SBA eligibility rules can limit available paths.
Explore acquisition financing ↗English and Spanish transaction summaries, sponsor narratives, executive briefs, lender presentations, cross-border document checklists and bilingual data-room organization.
Help explain or translate financial statements, property and project summaries, ownership records, contracts and term sheets for transaction review. Specialized legal and accounting questions remain with qualified professionals.
Translate lender questions and sponsor responses, align financing terms across the parties, and coordinate meeting or call interpretation where needed.
ITM's business translation and bilingual packaging are not certified legal translation. If a lender, authority, court, notary, registry or title company requires certified, sworn, notarized, apostilled or legally recognized translation, ITM may coordinate an appropriately qualified third-party provider.
Start with the project country, sponsor, amount, purpose, deadline and the languages involved.
Define ownership, collateral, sources and uses, current debt, repayment and the documents already available.
Where engaged, prepare clear summaries and a document plan. Identify gaps, translation needs and the proper qualified providers.
Consider relevant capital lanes. With the originating partner's permission, coordinate questions and return the improved package to that relationship where appropriate.
Further readiness, translation or coordination work is scoped separately. A paid engagement or a translated package does not guarantee financing or lender acceptance.
There is no universal international financing program. A capital source may not accept foreign collateral or a particular sponsor, country or transaction structure.
Project location, governing law, local approvals, title, ownership, enforceability, tax and required professional review.
Currency, collateral, project economics, current debt, sponsor equity, cash flow and a credible repayment source.
Know-your-customer and anti-money-laundering checks, sanctions screening and the specific lender's documentation rules.
State missing records and open questions plainly. A clear deficiency list is more useful than presenting an incomplete file as approved or lender-ready.
Tell ITM your company and role, the borrower and project countries, property or project type, financing amount and purpose, current debt, collateral, status, deadline and languages involved. Say whether translation or certified third-party translation may be needed. List available documents, but do not upload confidential files in the first step.
If a broker, lender or adviser introduced you, name that person or organization in the intake. ITM will keep the introduction tied to the originating relationship and discuss any return-to-source plan with the parties.
